Whole building vs. single unit — same "buying property in Japan", two entirely different businesses

Most Hong Kong buyers start with "which district?". But there's a more fundamental question first: are you buying the whole building, or one unit inside it? On control, the shape of vacancy risk, who pays for repairs and who you eventually sell to, these two differ so much they shouldn't really be compared side by side.
