First time buying in Japan? Take it step by step.

Buying from afar, no Japanese, worried about being misled — these concerns are normal. Japan's purchase process is actually very structured: once you know what to do and what to watch at each step, you won't waste a move. These five steps are the path we walk with every first-time buyer.

The 5-step roadmap

Each step tells you what to do, what to watch, and which tool helps

Step 1

Understand: Japan is not Hong Kong

Watch: net yield matters more than gross; know your three risks — vacancy, building age, currency.

These three are essential reading — finish them and you'll already have basic judgment:

Step 2

Run the numbers before viewing anything

Watch: one-off purchase taxes and fees; mortgage terms differ from HK; cash flow is the real return.

Use the free tools for currency, costs, repayments and cash flow — know what your budget really buys.

Step 3

Select: area and type decide half the outcome

Watch: Tokyo or Osaka? Whole building or unit? Who are the tenants and what sustains occupancy?

Study our selected properties — each comes with a full income analysis.

Step 4

Close: complete everything from Hong Kong

Watch: compliant fund transfer; documents checked by a judicial scrivener; no flight needed — though we can arrange viewings.

From here you don't explore alone — talk to us and we walk you through it.

Step 5

Hold: buying is only the beginning

Watch: management quality directly decides your return — letting, rent collection, repairs, tax filing.

Leave it with us: quarterly reports in Chinese while you collect rent from Hong Kong.

What first-time buyers ask

Do I need to fly to Japan?

No. Video viewings, remote signing and scrivener-handled transfer — everything completes from Hong Kong. We can also arrange on-site trips if you prefer.

How much do I need to start?

Real options exist from one to two million HKD. What matters isn't the ticket size — it's whether the numbers work. Run them with our tools.

I don't speak Japanese.

Contracts come with Chinese explanations, and we handle the scrivener, bank and manager in Chinese throughout. You never face Japanese paperwork alone.

What if it won't rent?

We manage lettings ourselves — sourcing and screening tenants end-to-end, with stable long-term demand and no orphaned properties.

Rather not figure it out alone?

Free initial consultation: tell us your budget and goals, we'll tell you what's realistic. No hard sell.
